We send a professional, electronic, itemized estimate, typically within 24 hours once we have the information needed to price the job. You can review and accept it online.

We repair before we replace. A fogged window gets a new sealed glass unit, typically $1,000 less than replacing the window. A window that won't stay up gets new balances. A slider that drags gets new rollers. Each line on the estimate shows the owner exactly what's being fixed.

Glass and screens show up on almost every turn: torn window screens, a bent sliding screen door, a cracked pane, a slider that won't lock. Send the whole list at once. We quote each item separately and schedule it to fit your turn, so the unit isn't waiting on glass when the painters and cleaners are done.

For occupied units, we schedule access with the tenant or your on-site team and work around the resident's schedule.

    Property address, unit or suite, photos, access details and your PO or not-to-exceed amount. Submit it on our work order form or through your vendor portal.
  2. Get an itemized estimate.

    Electronic, line by line, typically within 24 hours once we have the information needed to price the job. Accept it online.
  3. We schedule.

    With you, the tenant or your site contact.
  4. We complete and report back.

    You get confirmation that the work is done, and the invoice goes through your portal.

How quickly can you provide a COI or W-9?

Let us know if the paperwork is urgent; we can provide it within 24 hours when needed. Sending a request does not mean the documents have already been issued.

Are you already on our vendor portal?

We're set up on Ops/RealPage, Vendor Credentialing, Vendor Marketplace, Vendor Café, Vendor Shield, NetVendor and Paymode. If your company uses a different portal, send us the invitation and we'll complete it.

Can you send a COI with our company as additional insured?

Yes. We provide a certificate of insurance naming your company or ownership group as additional insured, and a W-9 for your accounts payable team.

How fast do we get an estimate?

We send a professional, electronic, itemized estimate, typically within 24 hours once we have the information needed to price the job. You can review and accept it online.

Can you repair apartment windows instead of replacing them?

Yes, and that's where we start. Fogged glass, broken balances, locks and screens are all repaired in the existing window. Replacing just the fogged glass is typically $1,000 less than a new window.

Who pays when a tenant breaks a window?

Your lease sets that. We give you an itemized estimate for the repair, so you have the exact cost to charge back or to approve.

Do you handle apartment sliding screen doors?

Yes. We rescreen sliding screen doors, replace rollers and handles, and build new screen doors to fit the opening.

Do you work on commercial properties?

Yes. We handle storefront glass, commercial door closers and hardware, interior office glass and building windows for commercial and facilities managers.
